Pacific Properties Pacific Properties Cullowhee, NC Cullowhee, NC Full-time Full-time $52,000 - $57,000 a year $52,000 - $57,000 a year 4 days ago 4 days ago 4 days ago Community Manager Pacific Properties Position Overview POSITION SUMMARY This position will report to the Vice President of Operations with responsibility for all aspects of property management that include, but are not limited to, new and renewal tenant leasing, rent collections, unit maintenance, unit refurbishment, the maintenance staff and record keeping.
As will all employees of Pacific Properties, the Community Manager is part of the overall team and will back up other Community Managers as needed throughout the region.
Based on gained rental expertise, you will also be called to contribute to the overall strategy and success of the Pacific Property residential communities.
ESSENTIAL FUNCTIONS include the following.
Other duties may be assigned as needed to ensure success for your primary communities as well as the entire Pacific Property portfolio.
Responsible for supporting, communicating and adhering to Pacific Properties mission, vision and core values.
Responsible for proactively creating and posting rental units on various marketing channels to drive traffic.
Responsible for showing prospective residents units, completing application, background checks on all community residents, securing necessary documentation, collecting required fees, rents and deposits as determined by management.
Work with current residents as needed on lease renewals, unit service requests, and other tenant issues.
Oversee, direct and schedule efficient and effective use of Community support staff as needed.
Collect monthly rents, post payments to the appropriate financial institutions as outlined in the employee handbook, maintain timely and accurate records in the property management system, post required notices for late payments and evictions, represent Pacific Properties at tenant legal proceedings.
Analyze reports and maintain rent collections and tenant receivables.
Post and collect fees such as late fees, NSF charges, utility charges, etc.
Employ collection efforts to maintain collections at 97% or better.
Inspect all units at move out, identify maintenance needs to prepare unit for rental.
Develop and execute an ongoing inspection of all units periodically throughout the year.
Accurately plan, forecast and execute unit refurbishment.
Maintain an update to date make ready board using the company's collective digital format, schedule vendors and maintenance employees and contractors to meet expense and time budgets.
Oversee, schedule and budget ongoing unit and community maintenance needs.
Proactively communicate community and tenant activities, security issues, maintenance needs, etc.
Actively participates in Pacific Properties meetings POSITION QUALIFICATIONS To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.

High School diploma.
Minimum of 1-2 year's previous experience.
Requires a prior work history that demonstrates strong successful leadership and ability to work independently with moderate to little supervision.
Student Housing experience preferred but not required.
LANGUAGE SKILLS Ability to read, write, analyze and interpret general business correspondence.
Ability to effectively present information and respond to questions from prospective tenants, current residents, company managers and employees.
MATHEMATICAL SKILLS Ability to calculate figures and amounts such as pro-rated rents, amounts due, commissions, proportions and percentages.
REASONING ABILITY Ability to define problems, collect data, establish facts and draw valid conclusions.
CERTIFICATES, LICENSES, REGISTRATIONS Valid driver's license.
